Frequently Asked Questions about Condo Insurance
Have questions about condo/townhome insurance? We've compiled some common inquiries to help you understand your coverage options. For more detailed information, please consult with our brokers.
My Strata has a very high Water Deductible? What should I do?
Our condo insurance companies can provide up to $100,000 of Strata Deductible Assessment protection. If your Strata Deductible is over $100,000, don’t worry; we have several Excess Strata Deductible Assessment Policies available to "Top Up" your coverage.
Does Condo insurance cover events like Floods or Earthquakes?
Flood and Earthquake coverage can be added as additional coverage onto most condo policies. These coverages not only protect your unit but can also provide protection against strata-related assessments during such claims.
Why do I need Condo Insurance? Doesn’t the Strata Provide Insurance?
While the Strata does insure the building structure, you are still responsible for insuring your unit's personal property, unit betterments & improvements, additional living expenses, personal liability, and protection against strata assessments including deductible assessments in case of insurable damage to the building (e.g., a water claim originating from your sink).
How can I determine the right amount of Condo Insurance coverage?
We recommend conducting an inventory of all your personal property and evaluating the cost to replace everything "brand new." This total will be set as your Personal Contents Coverage Limit. To calculate how much protection you will need from strata-related insurance assessments, please send us the latest copy of your building’s strata insurance policy.
What is the difference between Apartment, Condo, and Townhome insurance?
In insurance terms, stratified apartments, condos, and townhomes are all insured as condominiums. The different terms reflect their building design rather than how the insurance functions.
